YRSCC 1279 Negotiations With Declarant - Update

Further to the meeting held between The Liberty (Declarant) and representatives of the Corporation, Mr. Siamak Shabani & Mr. Reza Kamran appointed as the committee to negotiate with The Liberty on various matters, management has been informed that The Liberty has come into an agreement to lease the kiosks to the corporation for a period of 10-years at a cost of $1.00 per year plus TMI.
Also, management has been informed the following items were discussed but have not been accepted:
 
1.        The Liberty will rent the unit signs to corporation for $1 per year for 10 years (after that any increase must not be more than 3%)

2.        The Liberty will rent the concierge desk to corporation for $1 per year (after that any increase must not be more than 3%)

3.        The Liberty will pay $5/sqf to the unit owners who their units are not occupied yet. It helps to complete the floor, painting the walls and electrical works to make the lights on.

4.        The Liberty will pay for design and making the interior signs of the building.

5.        The Liberty will pay for signage in P1 entrance and also do the architectural drawing and getting the approval from City of Markham in order to open the new entrance from the mail box room.

6.        The Liberty will pay minimum $200,000 for marketing in 2016.
